Terms and Conditions
1. Check-In and Check-Out Policy
- Standard Check-In: 3:00 PM – 6:00 PM
- Standard Check-Out: 10:00 AM – 12:00 PM
- Late Check-Out & Early Check-In: Subject to availability. An additional fee of AED 200 will apply, payable in cash to the concierge.
- Unauthorized late departures may incur fees equal to a full night’s stay.
2. Lost Keys and Access Cards
Clients are required to return all building access cards, parking cards, and transponders upon check-out. A charge of AED 1,000 applies for each lost or unreturned item.
3. Utilities and Overuse
- Clients must immediately report any water leakage or fire hazards. Failure to report such incidents will result in the Client being held liable for any damages caused by negligence.
- If utility bills exceed the average of the past three months, the Client is responsible for covering the overage. Proof of previous bills will be provided by the Company.
4. Booking Renewals
- Renewal requests must be submitted in writing and paid in full.
- If no payment is made, the property may be relisted, and availability is not guaranteed.
- Confirmed extensions are non-refundable, including any deposits.
5. Responsibility for Children
The Client bears full responsibility for the safety and supervision of any children during the stay. The Company is not liable for any injuries, including those caused by maintenance issues or damaged items on the premises.
6. Indemnity
The Client agrees to indemnify and hold harmless the Company, its staff, and representatives against any claims, damages, losses, or legal fees arising from:
- Use of the property,
- Personal injuries,
- Property damage,
- Breach of laws or regulations,
- Acts or omissions by the Client, their guests, or invitees.
7. Penalties and Conduct
The Company reserves the right to withhold the entire Security Deposit and evict any Guest and their Visitors for the following reasons:
- Excessive noise (especially between 10:00 PM and 8:00 AM),
- Unauthorized access to restricted areas,
- Indoor smoking (only permitted on balconies, if applicable),
- Unapproved gatherings or illegal activities,
- Disrespectful behavior toward Company or community staff,
- Actions resulting in fines from authorities.
Additional Penalties:
- Undeclared pets: AED 2,000 or full Security Deposit (whichever is greater).
- Smoking indoors: AED 2,000 or full Security Deposit (whichever is greater).
- Failure to vacate on time disrupting incoming reservations: full Security Deposit will be forfeited.
8. Eviction
Failure to vacate the premises at the end of the stay grants the Company the right to:
- Re-enter the property,
- Remove and dispose of any belongings left behind,
- Reject any future extension requests if payment was not received or approved in advance.
9. Cancellations
- All rental payments and deposits are non-refundable.
- Bookings through third-party platforms (e.g., Airbnb, Booking.com) must be canceled through the respective channel. The cancellation is effective upon acknowledgment by the Company or platform.
Company-Initiated Cancellations:
If the Company cancels due to internal errors (e.g., double booking), the Client is entitled to a full refund or an alternative property of equal value, subject to availability.
10. Amendments and Rescheduling
- All bookings are non-transferable and non-amendable unless explicitly approved by the Company.
- Changes may be allowed at the Company’s discretion, subject to availability and administrative fees.
11. Third-Party Bookings
Guests booking via third-party platforms are subject to the cancellation and refund policies of those platforms. Where discrepancies exist, the third-party policy will prevail if explicitly stated.
12. Force Majeure
The Company is not liable for delays or non-performance due to events beyond its control, including but not limited to:
- Natural disasters, fire, floods, power outages,
- War, terrorism, labor strikes, governmental actions,
- Service outages (TV, internet, lifts, water supply),
- Major maintenance issues (eg AC failure, pipes breakage, flooding)
- Noise or inconvenience from construction.
- Urgent sale of the property which becomes unavailable for rent
In such cases, the Company may suspend, delay, or cancel the Agreement without liability and will inform the Client promptly of such events.
13. Refund Policy
Booking Refunds:
- No refunds will be issued for dissatisfaction related to internet speed, TV access, maintenance issues or personal service preferences.
Security Deposit Refunds:
- Provided there is no damage or violation, the Security Deposit will be refunded within seven (7) business days after check-out.
- Any damage will be assessed, and the cost deducted from the deposit based on maintenance quotations.
- If damage exceeds the deposit amount, the Client must immediately pay the balance.
- Damage reporting: If any damage or defects (including but not limited to scratches, stains, chips or other visible deterioration) that are not recorded on the check-in inventory are discovered, the Guest must report them in writing (WhatsApp message or email) to the Company within 24 hours of check-in, providing a brief description and photographic evidence. If no such written report is received within that 24-hour period, the Parties agree that the item(s) in question shall be deemed not to have existed at the time of check-in.
No-Show or Delayed Check-Out:
- All payments will be forfeited if the Client fails to show up or delays the check-out.
- Booking dates are fixed and non-changeable.
- No refund of security depsoit for canceled bookings
- Personal belongings:
The Company shall retain any personal belongings left on the premises for a period of (5) calendar days following the Guest's check-out date. If the items are not claimed within this period, the Company reserves the right to dispose of them at its sole discretion, without any further liability to the Guest
15. Agreement Acknowledgment
By making a payment or confirming a reservation, the Client acknowledges having read, understood, and agreed to these Terms and Conditions in full.
Noise and Disturbances
- Guests must keep noise to a minimum to avoid disturbing neighbors, especially during quiet hours from 10:00 PM to 7:00 AM.
- Any disruptive behavior may result in immediate eviction without a refund.
2. Parties and Events
- Parties, gatherings, and events are strictly prohibited.
- Unauthorized events will lead to immediate eviction and forfeiture of the security deposit.
3. Smoking Policy
- Smoking is not allowed indoors under any circumstances.
- If the property has a balcony, smoking is permitted only on the balcony.
- Non-compliance will result in a fine of AED 2,000 or loss of full security deposit, whichever is higher.
4. Access Cards and Parking Permits
- All access cards, keys, and parking permits must be returned at check-out.
- Lost or damaged items will incur a replacement fee of AED 1,000 per item.
5. Pet Policy
- Pets are not allowed, unless explicitly approved in advance and a Pet Fee is paid.
- Unauthorized pets penalty is AED2,000 or full Security Deposit (whichever us greater)
6. Reporting Leaks or Damages
- Guests must immediately report any water leaks, running toilets, or other maintenance issues.
- Failure to report may result in excess utility charges or damage fees passed on to the guest.
7. Furniture and Property Care
- Guests are expected to treat the property with care.
- Any damage to furniture, fixtures, or appliances will be deducted from the security deposit after inspection.
8. Use of Common Areas
- Guests must adhere to posted hours and rules for communal facilities such as pools, gyms, and spas.
- Guests must show respect to building management staff and comply with community rules at all times.
9. Fines and Violations
- Guests are fully responsible for any fines issued by building management, local authorities, or community services due to their behavior, including misuse of facilities or parking violations.
10. Parking Policy
- Guests and their visitors must park only in designated areas and follow all posted parking rules.
- The Company is not liable for damages, towing, or fines resulting from improper parking.
11. Waste Disposal
- All garbage must be disposed of in designated bins or waste rooms according to community guidelines.
- Leaving trash in common areas is strictly prohibited.
12. Subleasing and Registration
- Subleasing is strictly prohibited.
- The Client is responsible for providing passport copies of all individuals residing in the unit.
By booking with Hashtag Holiday Home, you acknowledge and agree to comply with these house rules. Violations may result in penalties, deductions from your security deposit, or termination of your stay.
